Property Prices in Bali Rise 1.02% in Q2 2026, Is It Still Safe for Potential Investors?

Property prices in Bali rose by 1.02% in Q2 2026, catching the attention of both potential buyers and investors. The increase may look modest at first glance, but there’s more to the story behind that figure. Rising construction costs, material prices, and limited land availability are all putting pressure on the market. So, is now the right time to start looking at property in Bali?

According to Bank Indonesia’s Residential Property Price Survey (SHPR) for Bali, the Residential Property Price Index (IHPR) grew by 1.02% year-on-year (yoy) in Q2 2026. This was higher than the 0.87% yoy growth recorded in Q1 2026. In other words, residential property prices in Bali’s primary market are still trending upward, although the pace remains relatively moderate.

At first glance, a 1.02% increase might not seem significant. However, even a small change in property prices can affect the overall transaction value, especially when the property is located in an area with strong demand. Interestingly, the increase has not been evenly distributed across all types of residential properties.

Mid-Range and Large Properties Drive the Increase

Bank Indonesia recorded a 1.52% yoy increase in the prices of mid-range properties, with building areas of approximately 36 to 70 square meters. Meanwhile, large properties with building areas of more than 70 square meters recorded a 0.82% yoy increase. These figures indicate that the mid-range segment was one of the key contributors to the growth of Bali’s IHPR during the period.

This trend makes sense when you look at the rising cost of construction. So, an increase in property prices doesn’t necessarily mean developers are simply raising prices without reason. There are several costs behind the scenes that are pushing prices higher.

Why Are Property Prices in Bali Rising?

One of the main factors is the rising cost of construction. Based on Bank Indonesia’s Bali survey, 81.3% of respondents identified higher building material prices as a major factor driving up residential property prices.

In addition, 46.9% of respondents pointed to rising labor costs as another factor putting pressure on property prices. Permit-related expenses, fuel prices, as well as the cost of providing housing facilities and social infrastructure are also contributing to the increase.

Imagine building a house or villa from scratch. You’re not just paying for the land and the building itself. You also need to account for materials, workers, contractors, permits, utilities, and various additional expenses. When several of these costs rise at the same time, the overall construction budget naturally goes up. This is one of the reasons why property prices in Bali rose by 1.02% in Q2 2026.

At the same time, developers are still dealing with several challenges. High mortgage interest rates, limited land availability, taxes, and relatively high down payments remain important considerations in the residential property market.

Should You Be Concerned About Rising Property Prices in Bali?

Not necessarily. The 1.02% increase needs to be viewed in a broader market context. The rise indicates that property prices are increasing, but it doesn’t mean every property in Bali has gone up by exactly the same percentage.

Prices for houses, land, villas, and commercial properties can move differently depending on location, specifications, legal status, and market demand. If you’re considering investing, don’t focus solely on the headline price increase.

3 Things to Check Before Buying Property

Before buying property in Bali, there are three important things you should consider to avoid unexpected costs and potential investment headaches.

1. Check the Location and Its Growth Potential

Location remains one of the most important factors in property investment. Properties with good access to business districts, tourist destinations, public facilities, and major activity centers can have very different market characteristics compared with properties in less accessible areas. Don’t just look at how attractive the property is today. Consider how the surrounding area could develop over the coming years.

2. Calculate the Total Cost

Don’t stop at the land or building price. Make sure you also include legal fees, permits, construction costs, taxes, maintenance, and property management expenses in your calculations. A property that looks affordable at first can become significantly more expensive once all additional costs are included.

3. Make Sure the Legal Documents Are Clear

A low property price can certainly be tempting. But if the land ownership status or legal documents have problems, the process can quickly become complicated. That’s why document verification should be done from the very beginning, especially if you’re purchasing the property as a long-term investment.

Bali Property Outlook for Q3 2026

The latest survey indicates that respondents still expect residential property prices in Bali to increase in Q3 2026. The projected increase includes both land and house prices, covering purchases made through cash transactions as well as mortgage financing.

However, expectations for further price increases remain relatively limited. Developers are still taking a cautious approach when adjusting prices amid ongoing challenges in property sales. So, the situation isn’t simply a case of “prices are rising, so you need to buy immediately.” In fact, this is precisely when careful research and proper planning matter even more.

If you’re looking for property in Bali or preparing an investment project, the process can be much smoother when you work with a team that understands the local market.
