Bali Property Prices Are Rising Again! Prices Grow 1.02% in Q2 2026

Property prices in Bali rose by 1.02% in Q2 2026, catching the attention of both potential buyers and investors. While the increase may not seem dramatic, there’s more to the number than meets the eye.

Construction costs are also rising, while available land in several parts of Bali is becoming increasingly limited. So, before jumping on the property-buying bandwagon, it’s worth understanding what’s really happening in Bali’s property market.

Bali Property Prices Are Rising, But That Doesn’t Mean Every Property Is Booming

According to Bank Indonesia’s Bali Residential Property Price Survey, the Residential Property Price Index, or IHPR, grew by 1.02% year-on-year (yoy) in Q2 2026. This was higher than the 0.87% growth recorded in Q1 2026.

Now, this is where things can get a little confusing. A 1.02% increase doesn’t mean every house, villa, plot of land, or apartment in Bali automatically went up by the same percentage. The figure reflects movements in residential property prices in the primary market covered by the survey.

The increase was more noticeable in the medium and large property segments. Medium-sized properties with building areas between 36 and 70 square meters grew by 1.52% year-on-year. Meanwhile, large properties with building areas above 70 square meters increased by 0.82%.

Why Are Property Prices in Bali Rising?

There’s a pretty straightforward reason behind the increase, construction costs. Bank Indonesia recorded that 81.3% of respondents identified higher building material prices as the main factor pushing up house prices. Another 46.9% pointed to rising labor costs as one of the major cost pressures.

In other words, when it becomes more expensive to build a house or other property, developers have less room to maintain their previous selling prices. And that’s not all. Building permits, fuel prices, as well as the cost of housing facilities and supporting infrastructure can also add pressure to property prices.

So, if you’re seeing higher prices for newly developed properties, don’t immediately assume developers are simply chasing bigger profits. There are several underlying costs moving behind the scenes.

Does This Increase Make Bali Property More Attractive?

Bali continues to have an active property market. However, rising prices alone shouldn’t be the only reason to buy a property. Investors need to look at the location, legal status, construction costs, rental potential, and actual market demand in the area.

Take the VASA Hotel Ubud project developed by PT Jaya Sukses Makmur Sentosa Tbk (RISE), for example. The project shows that Ubud continues to attract attention from property players. It carries an investment value of around IDR 1 trillion and sits on approximately 7.39 hectares of land. RISE is targeting completion within 30 months.

This project is obviously positioned in a very different segment from a typical residential property. Still, its development reflects how parts of Bali continue to attract projects designed around tourism and the premium property market.

Don’t Just Look at the Selling Price: Investors Need to Check These Things

If you’re considering buying property in Bali, don’t get too caught up in the idea that prices will “definitely go up.” Property isn’t something you can simply buy and expect to generate profits automatically. There are several other factors worth checking before making a decision.

1. Check the Land’s Legal Status

Make sure the land has clear ownership status and that all relevant documents can be properly verified. A cheap property might look tempting at first. But if it comes with legal complications later, that low price could turn into a very expensive problem.

2. Calculate the Total Cost

The price of the land or building is only the beginning. Make sure your calculation includes permits, construction, taxes, renovations, furniture, maintenance, and property management costs. These additional expenses can significantly affect the actual amount of capital you need.

3. Choose the Location Based on Market Demand

Don’t simply chase areas that are currently trending on social media. Find out who your potential tenants or buyers will be. Then look at accessibility, nearby facilities, tourism activity, and how the area could develop over the next few years. A trendy location today isn’t automatically a profitable location tomorrow.

4. Consider Your Financing Options

Bank Indonesia recorded that mortgages, or KPR, remained the largest source of financing for home purchases in Bali, accounting for 67.6% of total purchases. If you’re using financing, calculate your repayment capacity realistically. A property may look attractive on paper, but monthly payments can become a serious financial burden if you don’t plan them carefully.

What Should Potential Investors Pay Attention To?

The rise in Bali property prices should be viewed as one market indicator, not a guarantee of future returns. Bank Indonesia also recorded that respondents expected residential property prices to potentially continue increasing in Q3 2026, including both land and houses.

This is where proper research becomes important. You need to understand the area you’re entering, calculate your capital requirements, verify the property’s legal documents, and choose a property model that actually fits your investment goals.

If the whole process feels complicated, working with a company that understands Bali’s property ecosystem can make things much easier.

Pandara Prima, for example, provides a range of services covering property agency, general contracting, building permits, business permits, and villa management. Its service areas include Denpasar, Badung, Tabanan, Gianyar, Klungkung, and Buleleng.

The idea is pretty simple: helping investors manage the entire property journey, from finding land or property and handling documentation to construction and ongoing management. You can learn more about its services through Pandara Prima.

So, Should You Buy Property in Bali Now?

There’s no single answer that works for everyone. The increase in the IHPR does show growth in residential property prices in Bali. However, any buying decision should still take into account your investment goals, available capital, location, and financial capacity.

What’s clear is that property prices in Bali rose by 1.02% in Q2 2026, making the trend worth watching. But don’t rush into a purchase simply because you’re afraid of missing out. Understand the market, check the documents, calculate the full cost, and make your decision based on data you actually understand. In property investment, taking a little extra time to do your homework can save you from a lot of trouble later.
